So you are thinking about Selling?

So it looks as though a move is in your future! Whether it is a move brought on by your job, family, school, retirement or just want a change of view....we can help! Whether you have sold houses before or if this is your first home sale, it can be a daunting experience. Below are some tips for the Home Seller. 

TIPS FOR YOU: THE SELLER

TIP #1: Figure out where you are financially. This is not a tip just for the home buyer, but the seller also has to determine if selling at this time will benefit them financially. If this is a forced move due to employment maybe the employer can assist with the costs involved. Whatever the reason for the move, the seller must be able to sell their home for enough money to cover any existing loans and hopefully the closing costs as well.

TIP #2: Give me a call to evaluate the Market Value of your home. I am specifically trained to do professional Comparative Market Analysis (CMA) to see where your home falls in today's market and within your specific neighborhood. 

 

TIP#3: Be reasonable with your asking price. Selling is an emotional experience and we realize it is not just a house but it is your HOME.  You upgraded it, renovated it, loved it, raised your family in it and made it yours. But if it is time to move on, you will have to think of it as more of an asset and valuate it as such. The CMA gives you a pretty good idea what your home is worth.

TIP#4: Don't be afraid to ask for help. As a professional Real Estate Agent I am trained and experienced in home sales. I know what sells and what doesn't. I can give you advice about cleaning, clearing, uncluttering and staging. If you need actual help in these areas, my brokerage offers these services as well.

TIP#5: Try to be accommodating with showings. Buyers can be looking at houses in short notice, this is very common in SW FL. If you can accommodate short notice showings, your chances of selling quickly are increased. If you have special requirements, like pets that have to be restrained, I can tailor your showing appointments to your needs.

TIP#6: Try to keep the home pristine while it is on the market. Box up or containerize everything that is not essential and store them in the garage or in a storage unit. Keep pets in crates during showings, and do your best to keep smells  such as cooking or pet smells minimal as possible. Curb appeal sells too son't forget to trim those shrubs! Keep front entrances clean, swept and free of spider webs. Windows should be sparkling clean and everything should be looking as new and fresh as possible. Remember, the first 15 seconds makes the longest lasting impression so putting the best foot forward is always a good plan.

 

TIP #7: When offers start to come in I will represent you in negotiations with the buyers to get you the best price for your home. I am a great negotiator and I know how to work the deals. I will stay in communication with you throughout the whole process all the way to closing. It's best if you are in the local area if possible as things develop quickly during the negotiation phase.
