Manufactured Homes are very popular in Southwest Florida. There are some great communities in the area that offer lifestyles that are desirable to folks who live here full time, are vacationers, or come half the year. Many 'snowbirds' invest in them to have an affordable place to live during the winter months and feel comfortable with the community to close them up for extended periods of time.  Prices of these homes vary greatly and depend on what you want or need. You can get a 2 bedroom 1 bath manufactured home for anywhere from $50,000 and up.

Buying a Manufactured Home: If you think you'd like to investigate buying a manufactured home here is some helpful information that can assist you in the process.

     Types of Manufactured Homes and parks. There are several different types of manufactured homes and manufactured home parks Most manufactured homes are movable, some are on foundations and are considered "stick built". You can find homes in parks that you rent the lots, some you own the lots. Some parks allow you to join in ownership, either buy purchasing shares or set up where the owners actually own a percentage of the park itself in a cooperative arrangement. Park living is the most popular modular home living due to sense of security, companionship of other residents (typically over 55 years old) and the great amenities. But If park living does not sound desirable to you, or you do not meet the 55 or older requirement, there are many manufactured homes on owned lots not in parks.

     Financing a Manufactured Home. Financing a manufactured home can be a very difficult process. There are only a few mortgage companies that will finance this type of home. The lenders will require that the home be on an owned lot. Typically homes on rented lots cannot be financed, however there are some exceptions to that. The loan is typically an FHA loan and the lender will require that the home be newer than 1976, a double wide, and that there is a four point inspection done on the home. Also if there is no Engineer Certificate for the tie downs, that will also need to be done. This itself can be very pricey, normally running about $2000. Homes that qualify to be financed are usually $80,000 or higher in price. Cooperative parks are difficult when it comes to financing, as the owners own a percentage of the whole park.

     HOA, shares, and Co op fees. Living in parks offer great amenities to the residents. They also offer security as some are gated. But residents do have to assume the cost of these amenities by way of HOA fees or Coop fees. In an HOA you have a board that votes on issues with the park, in conjunction with a Community Association Manager. It is very important that you know the fees that are being charged by the park before putting in an offer. Failure to pay your fees could result in losing your home.
 
     Rules and Regulations of the Parks. If you are only interested in homes not in parks, then you generally do not need to worry about regulations, but every HOA or coop managed parks have park rules and regulations. Failure to follow the rules of the park could result in fines and even foreclosure by the HOA and losing your home. Make sure you know all the rules and regulations of the park before putting in an offer./

     Pet and Age restrictions. As mentioned above many of the parks here in Florida have a 55 or older age restriction. This means that at least one person has to be over 55. Other household members can be under 55 if the park follows an 80/20 rule, that if 20 percent of the park's residents are under 55 they cannot allow any more to move in. Everyone in the household must apply through the park to get approval. Mostly the park is concerned with criminal histories but credit history may also be considered to ensure your ability to pay the HOA fees. Some parks allow pets either in the whole park or in certain areas of the park. Breeds, number of pets and the size of pets are restricted. Make sure you know what the park allows in regards to pets before making an offer.
