So you are thinking about Buying?

So it looks like a new home is in your future. If you are a first time home buyer or if you have bought before working with a qualified agent such like myself who will make the whole experience less stressful! It is the biggest investment of your life and the most exciting, so read on for some Buyer tips to help make the experience a smooth one. 

TIPS FOR YOU, THE HOME BUYER:

TIP #1: Review your finances. You will most likely need to have 20% downpayment and closing costs readily available. There are many creative ways to make your downpayment. A mortgage expert can help!

 

TIP#2: Get prequalified. If you haven't spoken with a mortgage expert I can give you some suggestions. There are great programs out there especially for Veterans and first time home buyers! It is standard practice for sellers to ask for the bank or mortgage company Preapproval Letter accompany any offers. If you look at homes before getting prequalified, not only may you be looking at homes you really can't afford, if you find a home you will have to wait to get the letter from your bank before putting in the offer. That time wasted could mean the difference between getting the home of your dreams or losing it to someone else. 

 

TIP #3 Narrow down your area. Educate yourself on the demographics, schools, jobs, health care and what ever is important to you!

TIP #4: Put some time aside to look at homes. Try not to cram it all in in one weekend. Give yourself and your family some time to process the homes and the advantages/disadvantages of each.

 

TIP #5: Making an offer. Low balling the seller is not always beneficial to future negotiations and I typically do not recommend it. It alienates the seller and to be honest I've never seen it actually work in favor of the buyer. I will provide a Market Analysis of the home so you can see what the current value is. Then we can create a negotiation approach that will maximize your leverage and get you the most home for the least amount of investment.

TIP #6: Go out and celebrate successfully purchasing your new home!
